Sacramento Short Sale Extension drama ends happily - with a closed escrow!!
I am happily eating a celebratory frozen yogurt right this second...I just received confirmation from Placer Title that one of my short sale listings has closed!
If you have been reading my blog over the last couple weeks, you will know that I have been feverishly working to get an extension on a Natomas short sale that was supposed to close by August 31st, but the buyer could not perform and get her lending in time. There was a Trustee Sale set for September 8th (yesterday), and I had been repeatedly told by the short sale lender (Aurora Loan Servicing) that an extension would not be granted. Approval extensions are NOT guaranteed!!
Well, first I was successful in my bid to get the Trustee Sale postponed from September 8th to October 1. When I finally did receive that extension from the short sale lender, the buyer's lender wanted some wording changed on the approval document! ARGGH!!
I literally was having nightmares about this short sale transaction. Anyway - it closed! Seller is elated, and buyer is thrilled to be a first time homeowner at age 75! A win-win for everyone involved. YIPPEE!

Not Every Condo or PUD in Sacramento is Approved for VA Financing...
I have been having a heck of a time over the last 10 days or so trying to find a Sacramento area condo that is located in a community has been approved for VA financing. My client can spend up to $150k, and is looking for a newer construction condo with a garage. Should be simple, right? No. While an MLS search yields practically 100 matches, there are only 2 units that are VA approved...those units are in areas where my client is not interested in living (Elk Grove and Fair Oaks).
It turns out that there are only 35 condo communities that are approved in ALL of Sacramento County. In order to get VA approval, the community's CC&R's (covenants, conditions & restrictions) documents and HOA (home owner association) documents must be reviewed and approved.
In the past, VA offered a "spot approval" for unapproved units...they have pulled the plug on that.
Frustrating. Any ideas? My clients wants to live in Natomas.

Flood Zoning Changes in Natomas
DO YOU OWN PROPERTY IN NATOMAS? On December 8, 2008 (less than 6 weeks from today), the new Natomas Basin FEMA flood maps take affect, and thousands of Natomas area residents will be required by their mortgage companies to purchase flood insurance. If owners purchase now, they will be eligible for a reduced "preferred risk" rate. This reduced rate then will be "grandfathered" in, and allowed to be carried over. If owners wait until they are forced to obtain insurance by their mortgage companies, they will get the "standard risk" rate, which is more than double the annual premium rates.
